A cracked concrete patio becomes a safety liability and gets worse every winter. Water penetrates cracks, freezes, and expands — turning a $2,000 repair into a full rip-out. Delaying also means losing a full season of outdoor use.

We excavate 10–12 inches, removing organic material and ensuring a proper foundation depth that prevents frost heave.
We install and compact a 6–8 inch granular base — the most critical step for long-term stability. Many contractors skip this. We don't.
A 1-inch sand layer is screeded perfectly level to create a smooth, consistent surface for stone placement.
We lay your chosen material precisely to pattern, cutting and fitting edges for a clean, professional finish.
We fill joints with polymeric sand and offer optional sealing to lock colour and prevent moss and weed growth.
"They completely transformed our backyard — new interlock patio, retaining wall, and fresh sod. The crew was professional, clean, and finished on time. One of the best investments we've made in our home."
"Our driveway was cracked and embarrassing. Project Seal & Coat repaired and sealed it — looks brand new. Fast, fair price, no surprises. Will use them every spring."

A minimum of 8–10 inches of compacted granular base (Granular A or B) is required for residential patios in Ontario's climate. This depth gets below the active frost zone for most of the province. Cutting corners to 4–6 inches is the #1 cause of heaving, sinking, and joint failure within the first 3 winters.
The standard is 1/8 inch of drop per foot of run (roughly 1% grade). A 12-foot patio needs 1.5 inches of total drop from the house edge to the outer edge. This keeps water moving away from your foundation without being noticeable underfoot. More slope looks uneven; less slope causes pooling.
Polymeric sand is a blend of fine aggregate and polymer binders that hardens when wet and sets like grout between patio joints. It prevents weed growth, resists ant tunneling, and locks stones from shifting laterally. Standard kiln-dried sand washes out within one season. Polymeric sand properly applied lasts 5–10 years before needing a top-up.
For interlock, furniture can go on immediately — there's no cure time. For poured concrete, wait a minimum of 7 days before furniture and 28 days before heavy loads. For polymeric sand, avoid heavy rain and foot traffic for 24 hours after installation to let the binder set properly.
It can — if installed incorrectly. A patio that slopes toward the house rather than away will direct thousands of litres of rainwater toward your foundation each year. We always slope away from structures at minimum 1% grade, and on tight lots we design drainage channels to route water to a safe outlet. This is a non-negotiable part of every installation.
